The outline and video links below will guide you through the various design phases in our design process. From meeting at your property, to sending out the final construction documents, and every step in between, our team works closely with you and your builder to ensure your dream home is built exactly how you envision it.

You will also find short videos throughout the outline detailing the various design phases.

PRELIMINARY DESIGN DEVELOPMENT
3-5 Weeks.
Timeframe varies depending on project complexity and needs.
Process
- JLT - Meets Client at Property for Initial Consultation
- JLT - Sends proposal and Client Engages JLT Services
- JLT - Home Design Guide Sent for Client to Complete
- JLT - Meets Client for the Design Kick Off

JLT - Creates Gantt Chart Timeline and Shares with Client and Builder
(this serves as a rough outline and can easily be adjusted throughout the design process as needed) - JLT - Creates Preliminary Floor Plan and Sends to Client for their Review
- Client Review* - Client Reviews Design and Provides Feedback Regarding Likes and Dislikes of the Preliminary Design
* We allow 2 weeks after each design phase for the client to review their home design. This review period may be extended. However, extensions to client reviews will impact the overall project end date. (More review times within each phase may be added as needed.)

- FLOOR PLAN DEVELOPMENT
Process
- JLT - Makes Revisions of Preliminary Floor Plan until Client Approves Floor Plan
- JLT - Designs Additional Floor Plans and Sends to Client for Review and Approval
- Client Review* - Client Reviews Design and Provides Feedback Regarding Likes and Dislikes of the Floor Plans
* We allow 2 weeks after each design phase for the client to review their home design. This review period may be extended. However, extensions to client reviews will impact the overall project end date. (More review times within each phase may be added as needed.)

- EXTERIOR DESIGN DEVELOPMENT

Client Provides Inspiration Pictures of Exterior Styles
(communicates likes, dislikes, and must haves) - JLT – Creates 3D Exterior Front Design
- Client Reviews and Provides Feedback that Refines the 3D Exterior Front Design
- JLT - Revises 3D Exterior Front Design per Client Request
- JLT- Creates 3D Exterior Design of the Rear, Left, and Right Side upon Client’s Approval of Front Design
- JLT - Generates 3D Color Images of Exterior Design
- Client Review* - Client Approves the Overall 3D Exterior Designs
* We allow 2 weeks after each design phase for the client to review their home design. This review period may be extended. However, extensions to client reviews will impact the overall project end date. (More review times within each phase may be added as needed.)

- JLT - Revises 3D Ceiling Design per Client Request
- Client Review* - Client Approves the 3D Interior Design

CONSTRUCTION DOCUMENTS

- JLT - Creates Preliminary Construction Documents
- JLT - Completes 2 Internal Reviews and Corrections of Construction Documents
- JLT - Sends Construction Documents to Client and Builder
- JLT - Sends Construction Documents to Printer and Requests 2 Sets of Plans for Client
- Client Review - Client Approves the Final Plans Prior to Construction
